Loft Conversions &
Extensions Wakefield

More space without moving house. Single and double-storey extensions, loft conversions and full refurbishments — managed start to finish by one team, so you're not the one chasing five trades.

Completed rear house extension in Wakefield

The problem isn't the building work. It's the coordination.

Most extension horror stories aren't about bad brickwork. They're about the plasterer who turned up before the first fix was done, the electrician who couldn't start because the joiner was on another job, and the three weeks nobody could explain.

When you employ trades separately, you become the project manager. Every delay lands in your inbox, every gap between trades is yours to chase, and when something doesn't line up, everyone points at someone else.

We carry the joinery, electrics, plumbing, plastering and rip-outs in-house, so the sequencing is our problem, not yours. One number to ring, one person accountable, and a programme you're told about before it changes rather than after.

You'll also be living in it while we do it. That shapes how we work: dust screens up, services kept running wherever possible, and the site swept and made safe at the end of every day rather than at the end of the job.

How a loft conversion or extension works

01

Visit

We come out, look at the space properly, and talk through what is and isn't realistic before anyone draws anything.

02

Quote

A written price broken down by stage, so you can see where the money goes and adjust the spec if you need to.

03

Build

An agreed programme with a single point of contact. You know who is on site each week and what they are doing.

04

Sign off

Snagging done properly, building control satisfied, and the place handed back clean.

What it costs, honestly

We don't publish square-metre prices. They're the reason so many jobs end up in dispute — a headline figure that assumed standard foundations, no steel, and a kitchen you were going to supply yourself.

What we do instead is come out, look at your ground, your roof and your access, and give you a written price that covers what your job actually needs. If something can't be known until we open it up — and on older properties it often can't — we tell you that up front and agree how it gets handled.

Extension & loft conversion questions, answered

Do I need planning permission?

Often not. A lot of single-storey rear extensions and loft conversions fall under permitted development, though it depends on your property, what's been done to it before, and whether you're in a conservation area.

We'll give you an honest read at the survey and tell you if you need to talk to the local authority. What we won't do is start work on something that should have been applied for.

How long will it take?

A straightforward single-storey rear extension is typically eight to twelve weeks on site; a loft conversion six to ten. Both depend on the spec, the weather and how quickly decisions get made.

You'll get an indicative programme with the quote, and we'll tell you when it moves rather than letting you work it out yourself.

Can we stay in the house?

Almost always, yes. It's rarely comfortable but it's usually possible. We'll be straight with you about the weeks that will be genuinely disruptive — normally the structural opening and the first fix — so you can plan around them.

Do you handle the drawings and building control?

We work alongside your architect or structural engineer if you have one, and can recommend people if you don't. Building control notices, inspections and sign-off are handled as part of the job.

Are you insured?

Yes, and we'll provide the certificate before we start. Every operative is DBS checked and works to CHAS-approved health and safety standards, which matters more than people realise on a domestic site with children in the house.

Let's talk about
your job.
