Building Maintenance
Wakefield & Leeds

Planned preventative and reactive multi-trade maintenance for buildings that cannot simply close while the work gets done.

Planned maintenance visit at a school in Wakefield

Reactive-only maintenance is the expensive option

Every building runs on a stock of small problems. A closer that no longer pulls the door to. A cracked pane nobody has reported. A cistern that has been running since half term. On their own, none of them are urgent — which is exactly why they get left.

Left long enough, small problems stop being small. The closer becomes a fire door that fails inspection. The cracked pane becomes an emergency board-up on a Friday afternoon at emergency rates. The running cistern becomes a water bill nobody can explain.

Planned maintenance catches those while they're still a ten-minute job. Reactive support deals with the genuine emergencies that no schedule can predict. Most sites need both, in a proportion that depends on the age and use of the buildings.

We work almost entirely in occupied buildings — live schools, care homes, offices during trading hours. That means DBS-checked operatives, sealed working areas, and the judgement to know when a job needs to wait until after three o'clock.

How planned and reactive maintenance works

01

Assess

A free site walk to understand the buildings, the asset numbers and where your recurring problems actually are.

02

Schedule

An agreed visit frequency and scope, built around term dates, trading hours or shift patterns.

03

Maintain

Scheduled visits plus reactive support, with one contact who knows your site rather than a call centre.

04

Report

Digital reports with photographs after every visit, so the paperwork is done before you have to ask for it.

Contract or ad hoc

You don't need a contract to use us. Plenty of clients call when something breaks and that works perfectly well.

A contract gets you priority response, an agreed rate, a scheduled programme and someone who already knows where your stopcock is. Our Bronze, Silver and Gold packages set out three levels — quarterly, monthly and weekly or fortnightly — with what is and isn't included stated plainly rather than buried.

Who we maintain buildings for

Schools, academies, multi-academy trusts and colleges. Care homes and supported living. Offices, commercial premises and public buildings. Leisure facilities. Managing agents and facilities management teams needing a reliable multi-trade contractor on the ground.

Building maintenance questions, answered

Can you work during the school day?

Yes. Most reactive work has to be. We use sealed and screened working areas, keep tools and materials controlled, and every operative holds full DBS clearance so we can be in the building while pupils are.

Anything noisy, dusty or that blocks an escape route gets scheduled for after hours or a holiday.

How quickly do you respond to a call-out?

For contract clients, within 48 hours as standard on the Silver package and priority emergency response on Gold. Genuine emergencies — insecure building, water ingress, blocked escape route — are treated as same-day wherever we can get there.

Do you provide reports?

Yes. Digital reports with photographs after each visit, listing what was done, what was found and what we recommend. They're written to be usable as evidence rather than as a job sheet.

Are you on any approved contractor lists?

We're CHAS approved, which is the accreditation most schools and facilities managers ask for first. Every operative is DBS checked, asbestos awareness trained, and site management is SMSTS qualified.

What if a job is outside your trades?

We'll tell you. There are specialist areas — full M&E, lift servicing, specialist roofing systems — where the right answer is a specialist, and we'd rather say so than have a go.

Let's talk about
your job.
