New for 2026
Three levels of planned preventative and reactive cover for schools, academies, care homes and commercial sites — priced against your buildings and your assets, not a rate card.

Why a package
Every building runs on a stock of small problems. A closer that no longer pulls the door to, a cracked pane nobody reported, a cistern running since half term.
None of them are urgent, which is exactly why they get left — until the closer becomes a fire door that fails inspection and the cracked pane becomes an emergency board-up on a Friday afternoon at emergency rates.
A package catches those while they're still a ten-minute job, and puts the evidence in a report before anyone asks you for it.
Choose a level
The difference between them is visit frequency, response time and how much is included in the fee rather than quoted separately.

Straight about it
Most maintenance contracts bury the exclusions. We'd rather you saw them now than found them out in March. Anything on these lists gets quoted separately before we do it — never carried out and invoiced afterwards.
How it's priced
We walk the buildings, count the assets and ask where your recurring problems actually are.
A recommended level with the fee, the scope and the exclusions all stated in the same document.
Visit dates built around term dates, trading hours or shift patterns before the first visit happens.
We look at it together after the first year and move you up or down a level if the site says you should.
Common questions
There isn't a list price, and any contractor who gives you one before seeing your site is guessing. Cost depends on the number of buildings, the number and age of the assets, travel, and the visit frequency you need.
The site assessment is free. You get a written proposal with the fee, the scope and the exclusions stated plainly.
Yes. Most clients start on Bronze or Silver and move up once they can see what the site actually needs. Moving between levels is a conversation, not a renegotiation.
We quote it separately before doing it. Nothing outside the agreed scope gets carried out and invoiced afterwards without you agreeing to it first — which is why the exclusions above are written out rather than buried in small print.
Terms are agreed in the proposal and we'd rather keep you because the service is good than because you're locked in. If a package isn't working for you, tell us.
No. A fire risk assessment is a separate exercise carried out by a competent assessor. Our maintenance work helps you act on it and evidence that the physical measures are being maintained, but it doesn't replace it.
Every one, without exception. They're also asbestos awareness trained, and site management is SMSTS qualified. We're a CHAS approved contractor.
We'll walk your buildings, log the recurring issues and tell you honestly whether you need a contract or just our number.
